BLUEMANTLE AND REFLECT SCORE A PERFECT TEN

North West based property investment and development companies Bluemantle and Reflect Developments have fully let their 4,500 sq ft office building, Ten West Street in Alderley Edge achieving £15 per sq ft. The deals were secured less than six weeks after the completion of a comprehensive refurbishment of the property.

The three storey building has been let to five separate companies. Bakesense Bakeries Limited, who relocated from its previous premises in Wilmslow, agreed a five year lease for 2,296 sq ft. How2be Ltd has taken 864 sq ft, Varrington Associates now occupies 486 sq ft and Jonathan Frost has taken 614 sq ft with all three companies having agreed three year leases. Howard Meadowcroft signed a two year lease for the remaining 226 sq ft. Ten West Street, which is situated in the heart of the affluent Cheshire village, was acquired last year when Bluemantle and Reflect Developments formed a joint venture vehicle and together also purchased the adjacent shopping centre, The Parade in a combined deal worth in excess of £6 million.

John Leighton, Director of Bluemantle, comments: “We own a significant number of properties within Alderley Edge and have proven that we are able to provide the right accommodation to satisfy current enquiries. Our ability to be flexible to accommodate requirements has helped us to attract occupiers. The success of Westhead, coupled with a number of recent deals that we have also completed on other properties in the area, proves that there is still a strong demand from occupiers requiring smaller suites. As we are also based in Alderley Edge, we able to provide a unique personal service for our tenants and pride ourselves on establishing firm relationships with them.”

Reflect’s Chief Executive, Darren Jones, adds: “Westhead is one of the most important sites in this area. We are delighted to have successfully let the building in its entirety so quickly and to have attracted high profile covenants such as Bakesense Bakeries Limited.”

Bluemantle also owns a number of other commercial properties in Alderley Edge and has continued to build on its success having secured a further two new tenants at its properties on London Road - the main road leading through Alderley Edge. Equi Lease has taken a 5 year lease for 1,000 sq ft at £15 per sq ft and 40 London Road is set to become home to a new delicatessen following a deal completed with Deli Lavalle for an 800 sq ft retail unit on a 10 year lease at £50 per sq ft.
