BLUEMANTLE £10 million deals in south manchester

Bluemantle has completed £10 million worth of deals in three office schemes in Cheadle, highlighting its continued confidence in the South Manchester market.

The North West based property development and investment company sold Lombard House in Cheadle to Pervaise Naveed for £2.3 million. Bluemantle acquired the 16,997 sq ft self contained, three storey office building last year and immediately undertook a refurbishment of the building. It went on to secure two new tenants for the building having agreed terms with Countrywide Estate Agents and Orient Services Limited. WHR and Berkeley Brown acted on behalf of Bluemantle. Atisreal represented Pervaise Naveed.

The success of Lombard House encouraged the ambitious company to immediately acquire another building in the area and subsequently, it bought Computer House from Wren Properties. The vacant 17,140 sq ft building, which has been re-named Metropolitan House – is to undergo an extensive and comprehensive refurbishment with a predicted end value of £5 million.

Bluemantle has also just completed the million pound refurbishment of the listed Cheadle Institute. Commenting on its recent activity, Mark Caldwell, Chief Executive of Bluemantle, said: “We have had a very busy few weeks buying and selling properties. Our success proves that the South Manchester market is still buoyant – particularly in the refurbished sub-20,000 sq ft category and provided you have the right product at the right price.”

Caldwell continued: “We have already had a great deal of interest in the Cheadle Institute with a potential deal imminent and are confident that Metropolitan House will attract new tenants once the refurbishment has been completed.”

Caldwell concluded: “These smaller agent-led deals are the bread and butter of Bluemantle’s development business and help maintain an income stream, which allows us to concentrate on larger strategic development opportunities and town-centre regeneration schemes.”
